Tonight I heard a presentation from Sunoco about reopening their old gas station on the corner of Richmond Highway and Huntington Avenue. There are no plans yet, but the idea is to open as just a gas station-Quickie mart (convenience stop n' go) with 6 fueling islands (12 pumps). The company is looking for comments and taking the temperature.
VDOT took the property for the Wilson Bridge construction site, and is now offering it back to Sunoco. If Sunoco doesn't take it, it there are other gas station companies that would want to take a stab at it.
There are zoning issues with the property, since the comprehensive plan doesn't encourage a gas station there, so it would need to go through a special zoning processes of approvals.
I commented that I can't speak for the community yet, but personally see two issues:
Trash. We have this type of convenience store in the 7-Elevan, and it generates a tremendous amount of trash in the neighborhood. Traffic. Not congestion, but traffic flow could be a problem. If there is traffic entering and exiting on Old Richmond Highway (and Route 1) at the intersection where people are already making unsafe U-turns, we could have worse accidents.
If Sunoco wants to proceed, or if another company wants to proceed, I would expect them to present to our community association at a later date. |
